Great Eastern Hotel

Conversion of the former Great Eastern Hotel and erection of adjoining new build development to form 108 dwellings.

The project consisted of 60 no. flats converted from the existing B Listed former Great Eastern Hotel, 48 no. new build flats for affordable rent and all associated site works. A public art feature was also included as part of the development entrance into the site off Hunter Street. The elevational treatment to the new build was of a high standard to compliment Historic Scotland's requirements of "Developing Adjacent to Listed B Properties". Due to the restriction on available land for external amenities and open space, all high rise flats included balconies opening out to a southerly aspect

The conversion of the existing "Listed B" Great Eastern Hotel into 60 no. flats involved several significant design challenges to be overcome. The existing concrete floors are the first of their kind in Scotland and to avoid penetrating these, new circulation towers were introduced out with the building envelope to the rear elevation. The original stained glass windows to the ground floor were reproduced accurately, while car parking was incorporated within the basement level. The project was procured through a joint venture development involving Milnbank Housing Association Ltd & CCG (Scotland) Ltd. Funding was a combination of HAG from the Scottish Government and private funding from the developer's own resources
