Comprehensive Tenement Improvement (CTI)
On behalf of Linthouse Housing Association, Grant Murray completed a comprehensive tenement improvement to 11, 13, 19 & 20 Hutton Drive. As part of the proposed works the external fabric was upgraded along with a significant re-design of the internal layouts to provide modern day living space standards. This included demolishing almost the entire internal structure, except for the close walls and constructing a new internal timber kit.
Three out of the four tenements were set within a conservation area, which strongly influenced the external material specification. The extent of works included stonework repairs, renewal of front & rear close entry doors, new flat entrance doors, full window replacement, new gutters and downpipes, roof renewal (natural slate to properties within Conservation Area), new bathrooms and kitchens, comprehensive re-design of internal layout, thermal improvements including new central heating system and internal insulation to external walls of all flats and new separating floor & wall construction to improve sound performance. The completed flats offer greatly improved living standards in terms of both energy efficiency and special arrangements, to provide more comfortable living conditions.
